did you know there are three basic steps
to getting your house sold quickly
yep in this podcast episode
I’m gonna break down those three basic steps
and what it takes to get your house sold fast
hey there home sellers
welcome back my name is Kasha
and I’m an occupied home staging specialist
and what that means is
I help home sellers just like you
who wanna live in the house while you’re selling it
and we’re actually gonna reuse the items
that you have in your house
so like I mentioned in the beginning
this is a video about the three steps
that you should take as a home seller
to stage your house and sell it quickly
now you may be thinking
oh Kasha
you’re probably making it too simple
and it probably takes a long time
yes and no it really depends
so there’s probably gonna be a lot
that you may have to do yourself
some of the things
you may enlist some help from your friends and family
hopefully they’ll be able to help you out
but it really comes down to three things
when it comes to selling your house quickly
let’s start off with
the number one thing that you should do
as a home seller is declutter
that is the biggest
first thing that you should do as a home seller
now this is probably one of the biggest challenges
that I see for home sellers
you know you may think it okay
I’ve got stuff just kind of laying here
and you’re probably wondering well
is this clutter is that clutter
I’m looking at my desk and it is cluttered
I’ve got papers just randomly put here
sticky notes gift cards calendars
pens pencils
I mean it is just a mess
I will send you the picture
so you can take a look at it
so you can see it but that is all clutter okay
it needs to have a home it needs to look nice and neat
and it needs to not show the things
as if you were working there
okay so same thing with the rest of your house right
you have eight to 10 seconds
to make a great first impression
and clutter is one of the things that just turns off
fires a mess basically
okay and so you basically
it depends on how much time you have
if you have a lot of time
like maybe a month or two
before you’re putting it up on the market
then you can kind of go through this slowly
and actually start decluttering
if you are maybe moving very quickly within
like the month or so
and maybe you’re a military family and you’re like
we got orders we gotta go
this is the time where you probably just have to
just pack it up and just deal with it later
um so when you’re decluttering each room
I would go room by room and decide what needs to happen
what needs to be taken out
what doesn’t belong in that room
and you’re probably thinking
well everything belongs in this room
it’s the living room we use it
yes but
haha but
and this is one of the things I talk about
in my home staging course

what should be taken out what should be removed
my decluttering strategies
on different ways that you can tackle it
cause I know some of you may say
well I don’t have all day to be working on this
but maybe I have 15 minutes
or maybe I can do this or that

maybe you already know and you’re looking around going
oh yeah I can start taking these things
and pulling them out of the room
maybe you need some help

okay so number one decluttering
you really need to declutter each and every single room
before you move on to staging it
because once you take things out
you can see what is left over
and what you can work with
and then you may realize oh well
I have now this empty spot here
okay that doesn’t mean
you have to fill every nook and cranny
no but you may realize
oh well
I’ve taken this out what
you know do I put something there
is it look does it look more spacious now
so the clutter can visually take away
and it kind of keep things in perspective
when you take it out
and kind of look with what else you have to work with
okay
okay so
for example there was one home that I was um
helping the homeowner I was in her house
and we basically decided that I was just gonna start
just taking over the rooms
she had other errands that she had to do
she did have a cleaning lady that was there
kind of dusting things and cleaning things up
and stuff like that too
um
but what I ended up doing was because we were kind of
I was only there for about two hours
I just basically moved things out
and pulled it out into the hallway
what did not belong so I started with the living room
I pulled out the toys the clothes
the junk the crayons
I mean there were things all over the floor
all over the on the couches
on the coffee table and I just really
just literally pulled it out of the room
and just made a pile and pushed it out okay
and then um
I started staging the room’cause then
I could visually see what is left over
well I have this couch
oh now I have this cabinet
okay this coffee table works
let me see what I can put on there right
so now that you can see the stuff that’s been taken out
you can kind of learn what things go back
okay the cleaning lady was there
and she was just amazed at an hour later
of how the room looked she was like
oh my god
what what happened
what is this the same room only an hour later
so I did tackle the living room
I also tackled the dining room and the office
at the same time the office
I’ll show you the before and after for that one
there was too many things in there
too many desks too many
too many there was a coffee
extra coffee table in there
there was just lots of stuff in there
as you can see but then
this is the after picture of what it looked like
so you can see how amazed she was
by just literally
pulling things out of the room that don’t belong okay
and creating the space
that we needed to make it look like
okay so
decluttering number one okay
number two is cleaning yes cleaning
so once you decluttered you probably noticed oh
there’s some there’s some dirt back here
there’s some cobwebs lots of dust
start cleaning those surfaces
clean those up um
especially in each of the rooms that you’re in
the kitchen and the bathrooms
need to be a you know
top to bottom clean you know
get it the deep clean
if you’re not gonna do it
then hire a cleaning crew
to come in and come help you with the
you know the soap scum on the shower door
or maybe you need to replace the shower curtain
uh the mirrors
the floor you know
all that kind of stuff
so all of that cleaning needs to happen vacuuming okay
because now that you’ve decluttered
you have space you can get into things right
so now we’re cleaning
that’s the second step that’s really important to do
because if you looked at any of my videos
the my top one being the 15 things that turn off buyers
and then I had another one that said
the number one turn off for buyers
I’m gonna be a spoil sport here
and give you a spoiler alert cleaning
clean clean clean
basically dirty places OK
that’s the number one thing that turns off buyers
OK so basically the idea is
if the homes buyers see when they walk in
well they can’t keep this clean
what else that haven’t they done
have they not maintained the air conditioning or the
the HVAC the heating system
have they not maintained other things
you know what else haven’t they done’cause then
they’ll start questioning those types of things
so you really need to clean
clean clean
cleaner than it’s ever been probably
maybe when you first moved in
um it depends on the state of your home
maybe you’ve already have a cleaning crew
that comes over regularly right
that really helps okay
but maybe you don’t maybe you have little kids
that just make a mess everywhere they go
I’ve been in all the stages
basically of my
without kids before kids baby
multiple babies children
I’ve moved with every single stage
and I understand where you’re coming from
okay so I know this can be the difficult part
to keep things maintained and cleaned
okay so once you get the
the first portion of clean
deep cleaning getting that done
it’s easier to keep up with it okay
because you decluttered and taken things out
you have less stuff to clean right
maybe you can see things
and it get to things that you couldn’t before
okay so cleaning
cleaning cleaning
number two definitely take care of that okay

okay is staging each room
now I know you’re probably going kasha
every single room my house has to be staged
no yes
but no okay
so we’re gonna start with the four most important rooms
I’ll leave the link in the show notes as well
so that you can take a look at
the four most important rooms
and that way you start with those first okay
because those are the ones that are the most common
ones that the buyers are most interested in
you probably may either you have a
whether you have a small house from
you know a 12 square foot house to a make a mansion
all of these these rooms are ply
these four rooms are the most important rooms okay
I need you to start with those
and in my online home staging basics course
it goes through each and every single room
I guide you through each one
and talk about the max
amount of furniture pieces that should be in that room
colors accessories
right I give you a checklist
along with furniture layouts for each of the rooms
that make it simple for you just to follow and go
oh I do have my bed right here
but do I have this do I need this
do I take this out right
I give you color options for accessories
I give you wall color options as well
if you have maybe non neutral colored paint
color and you’re kind of wondering well
Kasha said beige but what kind of beige
there’s like a zillion beige colors
yeah I have that in there too
okay so I cover all of these
but I do want to also share that
if you don’t want to go through the videos and
and taking the time to do it
cause you’re like we
we need to go now

the decluttering the cleaning
and the staging but we kind of do it all at once

but staging each room each room
like I mentioned this is four important rooms
and then there’s the other rooms
that we talk about as well
during the consultation okay
normally they take about two hours
they can take a little bit longer
depending on the size of your home
but it is a full on rip off the band aid
let’s get going here
cause I know you need to sell your house fast right
excuse me so that’s what I wanted to be there for you
okay so
we’re talking about the three steps
that you need to do to sell your house fast
as you definitely need to declutter
you definitely need to clean
and then stage the rooms appropriately
using the things that you have in your house
now sometimes you may have to get a few new things
but then think about it this way
those new things that you bring to your next home okay
perfectly easy to do um
so that’s why I had to cover all of these steps
in my home staging basics course
if that’s something that you need right
maybe you’re selling your house
in the next couple of months
maybe you’re getting ready for the spring
cause it’s early now and you still got time
either way whether you do the online course
or whether you just talk to me
either way but it is makes such a big difference
because the houses
when I help homeowners stay to their house
they get their houses sold within a couple of weeks
I know the market can change
I know the market is different
and whether you’re in a small town or a big town
that is different right
you do have to be prepared for that
but because
your house is gonna look better than the competition
and that’s what I need you to think about too okay
there is competition
your house is probably not gonna be the one and only
that’s a you know
Mcmansion or a starter home or a family home
there’s multiple ones out there okay
take a look at what’s your competition
is doing but know that by doing these three things
you’ll stand out among the competition
the buyers will be willing to make an offer
because your house looks move in ready
that’s what buyers are looking for
they wanna go yep
let’s go let’s make an offer
this house is fantastic let’s do it right
that’s what you want them to do okay
you don’t want them scare them off
you don’t want to scare them off with
you know trash everywhere or bad wall colors
you know the things okay right
so this is your opportunity to stand out
put your best foot forward
maybe you did leave things thinking oh well
the house is great
um but I’m not getting many showings okay
now is your chance to fix that okay
and then once you fix it go get those photos retaken
yes if you’ve made changes
one homeowner that I had I had helped
he had um
it was an empty house so it was a couple years ago um
and I was when I was doing vacant home staging
and it was empty he did all the painting
it was great it was neutral
had it on the market for two months
didn’t get a single bite I said okay
we need to bring the rental furniture
we need to show the space off
like this is the living room
this is where the couches could go
this is the bedroom so the bed goes
in here along with the dresser and things like that
right we had a kitchen table
brought in all of these things right
and then I had them I told him like
look these changes
now that they’re there you need to retake the photos
so we got the photos redone
they looked fantastic he told me a week later
he got a full price offer
oh my god
just by bringing furniture right
it was fantastic I was so happy for them
because that was what needed to show people
what the rooms could look like
how the furniture could fit
and before that
the rooms look smaller when they are empty
yeah it looks small even
I put full size couches I did not shrink the furniture
I swear to god I don’t have the shrink ray
I wish I did but I don’t
but that’s the thing they wanna see
okay well
when you put a couch and a love seat and a
you know a coffee table with a rug
and you have all the accessories and everything
it just looks comfortable
people can take their times
sit on the couch and go
oh yeah
we could I could see myself living here
that’s what you want them to do
so those three steps are just simple things that yes
not simple you’re probably going gosh
that sounds so simple yes and no
but you need to do it deliberately
you need to take the time
if you want to stand out among the competition
if you want to get your house sold quickly
you need to do these three steps okay
