I’m going to share my favorite home staging
paint colors that buyers love
and they work especially well for baby boomers
who are preparing their house to sell
hi I’m Kasha
and I help women over 50 stage their homes
so they can sell their home quickly and for top dollar
hey there home sellers ladies welcome
thank you for joining me in today’s episode
we are talking about paint colors
now you’re probably wondering
well Kasha
why do paint colors matter
I love this color that I have in my living room
or my dining room or my bedroom
and I’m here to tell you that some of those colors
depending and I’m gonna share with you
the ones that I see the most often
um can be distracting
and buyers make a first impression within seconds
of what they see online with the photos
even before they come to the house okay
and I know some of you are thinking well
I can change that color
no problem or that shouldn’t distract people yes
I understand but I can
so I’m here to share with you
some of the ideas and tips on what can make your house
sell faster okay
alright here are some of the common colors
I see in baby boomer homes
when I’m trying to help you stage your house to sell
you guys see a lot of red on the walls yellow
you may get some more of this
it’s more red in the dining room yellow bedroom
a bonus room these are just some examples
of these colors that I see
but these are actually some of the colors that
turn off home buyers and you’re probably thinking oh
but Kasha I love these colors like I know I do too
I actually had a yellow um
basement in um
one of the houses that we had and I was just like
oh yeah
but that’s not good for resale value little did I know
yeah exactly
so let me share with you the Property Brothers
they agreed too that they advise against bright red
energetic colors it’s not relaxing
it’s a bit very loud and bright in your face
could be outdated
because red is an outdated kind of a color
and it’s also hard to capture well on a camera
so in one show they actually said
the two colors that should never be used
are red and yellow haha
that’s probably looking around going Kasha
but I love these colors like I know I know
but I’m here to help you out
and share with you
colors that actually do work for you
to help you get more money for your home okay
so one of the most off putting colors
according to home buyers
according to the National Association of Realtors
and Fixer’s Paint Color Trends in 2024
and I’ll share this link with you
so you have access to it
but red was at 53% along with lime green
those were colors that buyers are like ooh
we’re gonna need to change that color
followed by yellow and mustard yellow
pink and turquoise okay
so what do they recommend
experts say that you should probably just use warm
neutrals it’ll help warm up the space
it makes it feel more open
it makes it brighter because it reflects the light
it brings the light in
and you want to make it to calm down the space as well
and another article by Better Homes and gardens
they actually said that buyers paid
less for a yellow kitchen
by $4,000
and $2,000 less for a red living room or dining room
because they have to paint it
they have to paint it a different color
something more neutral just a different color
and that’s just something that they’re just gonna offer
put on their offer not listing price
so they’re just like
you know it’s gonna cost me extra amount of dollars
I’m just gonna shave that off the top of my offer
and use that to help me paint the room later
but what are some colors that do boost home value
according to about Better Homes and gardens
this is article in June of 2025
um they recommend a dark
olive green or navy blue on the kitchen cabinets
and you’re probably thinking wait
what really not an all white kitchen
I’m not saying
you need to go out and go change the paint colors
on your cabinets
if they need to be updated to something
use that color try those colors
um to paint on the cabinets
uh
Better Homes and gardens also recommended charcoal gray
which I’m like ugh
maybe I’m like it’s still kind of dark
um and using mocha in like a bathroom
so take a look at the link in the show notes
I’ll leave that in there
I’d love to know if you agree or don’t agree
cause I know some people want some color
cause they’re like
I don’t wanna see just beige builders beige
please do not paint your whole house beige
and I understand that I get it
you want a little bit of color
you want something to kind of stand out right
but not red and yellow okay
so here are some of the neutrals
that I wanna share with you
that you can use
if you do happen to have a red dining room
or a yellow bedroom
here are some colors to paint it instead
Edgecomb gray is a great one
that’s very nice warm kind of a neutral color
I’ve had clients use Reverie pewter in the hallways
and in a bedroom
this is more of a greige kind of a color um
that you can take use there
you can use also kill and beige by Sherwin Williams
I actually have that in my living room
and most of my house um
it looks kind of a khaki kind of a color
but it actually looks lighter
because I have so many windows
and accessible beige is another one that you can use
is a very popular one that you can use as well okay
but if you don’t want the beige kind of color
here’s another one that’s white
that’s a light
warm white is White Dove by Benjamin Moore
take a look at this one if you want a more lighter
whiter color to use in your space instead
or this nice soft blue color
Rainy Days by Magnolia
I actually use this in my bedroom and office
and it’s just a nice gray blue kind of a color
kind of a calming color and actually
blues and greens are a very nice
color to use in a bedroom
to kind of help calm down the space
and make it feel like your spa
your relaxing area okay
so let me show you some examples
but you don’t you definitely don’t want to avoid
you want to avoid bold colors like this lime green
and this yellow
which is the lime green was the 53% of those people
the buyers that said please don’t use that color
they’re just gonna offer less for the home
so
this is just an example to avoid these kind of colors
okay
so where do you use them
the beige colors you can use in the living room
like this one is our living room before
in a house that we um
lived in and
it’s more lighter color than what this swatch
shows you because we have so many windows okay
a bedroom you can use the white in
in there as well to kind of keep it warm in there
you can use um
the khaki kind of a color in the kitchen as well
or the bedroom this is the one we had the rainy days
nice blue kind of a color in there
and if you use the kill a beige that’s in here
you can see that it’s not as jarring
as you walk from one room to the other
when you have two different wall colors in here okay
and then finally
a dining room if your dining room is red
this will help make it brighter
lighter colored and more open
in that dining room than a red wall color would OK
okay so
let me share with you some of the paint finishes
that you may be looking for
when you’re wondering okay
well I got the paint color great
but what finish do I use on it
cause you may not think of that
so let me share with you this little chart
that I have over here where I share you
share with you with flat colors are
are flat finish is used for ceilings
so if you have to paint the ceiling um
then use a flat paint please do not use flat paint
in places like the bedrooms
or living room or any other room
the only reason why I say that is because those can
while yes it’s the cheaper option of a finish
it rubs away so easily so if you happen to have
you know kids or something like that um
or something that you know
you always run your hand against the wall
it just wipes away that paint color
so flat is not the greatest color to use
for any other walls just for the ceiling okay
eggshell is used for bedrooms um
living rooms and dining rooms
they have some kind of traffic obviously um
but eggshell will hold up to the test of time
and also to my favorite thing of Mister
Clean the eraser
so if you do have kids or marks on your from
you know hand marks on the wall um
or kids that happen to color on the wall
at least it won’t buff out the paint very much
too easily right
um satin finish is used for the higher traffic areas
so like the kitchen
the laundry room or the hallways especially okay
so use satin finish in those kinds of rooms
and then the semi gloss if you need to paint your trim
um
the moldings or maybe a cabinet needs to be touched up
those are the semi gloss
um that you can use for those places okay
so here is a chart all together
so you can pick out the different finishes
for each of the rooms
so the other thing I wanna share with you is well
how do you pick the colors right
how do you see the best color
so I wanna share with you this one
um little thing here
I have I created this little strip of white paper
just plain um
copy paper and what I did is
I made these two little slits right here
so that I can take my swatches and kind of
see it against white papers
you can see the better color
let me see if I get this to work right here
okay cool
so it slides along and that way
you can see how good that colors looks against
white trim for example
if that’s what you’re gonna go with okay
um and then you can kind of see well how dark it gets
do I really want the darker one or I kind of want it
you know maybe a lighter one
and when you put it up to white paper
that is the best way to see the color
um versus against your wall okay
cause your wall might be may
well here it may look white
it may not show up the best way
but when you use white card stock or white copy paper
to make this little thing
put it on your little swatch
and that way you can kind of see
which color
works best against the white that you’re trying to put
in that room okay
so that’s an easy way to check out the paint colors
cause otherwise the other colors kind of blend in
and you can’t see it by itself
and especially if you’re in the room
with a darker room or a lighter colored room
paint color will change
based on the amount of sunlight you get in that room
so if you pick a darker color in say
a north facing room it will look darker anyway
because it’s northern facing
and those rooms tend to be darker
if you pick
the same color and put it in a southern exposure room
or a west facing
this will look different in the other room
even though it’s the same paint color
it will look different I promise you
and that’s one of the one of the tricks that we
you know have to go through when it comes to
as a home stager to help you decide on the colors
but I wanted to share this cute little trick here
for picking paint colors
and showing them in the best possible light
okay so again
just as a recap red and yellows I know baby boomers
I know you probably love those colors
I’ve seen those colors I used to love those colors too
but now I’m more into the neutral kind of colors
cause it goes with everything else that you have
whether it’s a blue couch or a green couch
or a gray couch or brown whatever color that you have
the neutral colors help open up the space
make it feel calm relaxing
more spacious versus a darker
bold color like red or a yellow
which I don’t recommend
when it comes time to sell your house okay
so hopefully these colors have given you some ideas
that you can steal to help you sell your house faster
